Every buyer.
Every closing.
One record.
QuietOffer maps what commercial real estate buyers want to buy and what they have bought. Sourced from public records, read with AI, and reviewed by a person before anything reaches the map.
Live buyer criteria
Reported sales
Counts update live as new buy boxes and closings are approved.
Three datasets. One map.
Buy boxes say what a buyer wants. Closings show what they actually bought. Firm pages put both side by side, so every buyer on the map has a record you can check.
What buyers want.
A buyer's stated acquisition criteria: asset types, target markets, strategy, and a price range when the source states one.

What they bought.
Reported commercial sales with city and state, asset class, size, price and date, tied to the buyer firm when it matches one in the database.
Who they are.
One page per firm with its buy boxes and closings together. Firms can claim their page and correct it.
Puts all three to work.
Bring an offering and see the buyers whose criteria and recent closings fit it, scored on asset type, location, size, price, strategy and recent activity.

Public sources go in. AI reads them for facts, a person approves each record, and only then does it reach the map.
Firm websites, press releases, trade press, 1031 exchange notices and buyers who post directly. Public sources only.
AI reads each source for asset type, markets, strategy, size and price. It reports only what the text states.
Every new buy box and closing waits in a review queue until a person on our team approves it.
Bring an offering and every buyer is scored against it in our database, the same way every time.
Sources are re-checked over time. Firms can claim their page, and anyone can write to support@quietoffer.com.
From an offering to a buyer list.
Upload an offering memorandum. QuietOffer reads the property facts, then scores every buyer on the map against them.
Only facts the document states. Anything it doesn't state stays blank.
AI reads. People review. Nothing is guessed.
We use AI where it is good, reading long documents for facts, and keep it out of the decisions that need to be exact.
AI reads documents for facts.
Offering memorandums and firm websites are read for asset type, location, size, price and strategy. The model only reports what the text states. If a fact isn't there, it stays blank.
The database does the matching.
Matching runs in our database, not in an AI model. The same offering always returns the same buyers, scored on criteria fit and recent closing activity.
A person approves every record.
New buy boxes and closings from our research wait in a review queue. Nothing reaches the map until someone on our team approves it.
Definitions.
What every number on QuietOffer means.
- Buy box
- A buyer's stated acquisition criteria: asset types, strategies, target markets, and a price or size range when the source states one. Each buy box page shows its source and the date it was last checked.
- Closing
- A reported commercial property sale. It shows the city and state, asset class, price, size and date when reported. A closing is tied to a firm only when the buyer matches a firm in the database.
- Reported date
- When a source gives no sale date, the closing uses the date the sale was published and is marked Reported.
- Firm
- A buyer with its own page that holds its buy boxes, its closings and its website. Firms can claim their page.
- Counts and rankings
- Totals count each live buy box once. State rankings count a buy box in every state it targets; nationwide buy boxes are counted only under Nationwide.
- Prices and medians
- Price ranges and medians use only records that state a price.
- Corrections
- If something is wrong, firms can claim their page, and anyone can write to support@quietoffer.com.
